Occasionally I meet with homeowners who have some concerns about renting their condominiums. They have heard the stories about damage and are apprehensive about taking advantage of a wonderful opportunity to make money and share their home.

We are the most successful and popular Ocean Edge rental program. For the past 15 years we have been welcoming guests to the resort and have developed the experience and expertise required to assure our homeowners of a profitable and worry-free season. What kind of rental income can I expect?

Vacation rentals have exploded in popularity in the past five years. Ocean Edge Resort rentals are in especially high demand since there is nothing else like in on Cape Cod. The 14 week summer rental season on Ocean Edge runs from early June to mid-September. While most rental properties on Cape Cod can only generate 6 to 8 weeks of rental, the indoor pool, tennis center and golf course lengthen the resort’s season considerably.

Price, climate control, décor and location are the biggest factors affecting rental popularity. Pretty, air conditioned homes with a fresh, summary décor which are located near the pools can easily achieve the full 14 week season, however most of our owners want at least some of the summer season for their own use!

Should I list my property with multiple rental companies?

Renting with multiple companies is a sure fire way to guarantee that you will not get a full rental season. Doesn’t seem to make sense, does it? However, when you think of it as a matter of loyalty and commitment, it becomes clearer. My staff and I are totally responsible for insuring that our exclusive contract owners get a full season. We worry about those houses and work hard to fill them. Why not, those owners gave us a 100% commitment and we give the same back.

You may also diminish the desirability of your property in the eyes of potential renters by listing it with multiple agencies. Renter's comparison shop. When they see the same condo on three different web sites they assume you are having difficulty renting it. "What's wrong with it?", they wonder.
